Port and City Council of Seville agree to swap land at the Fair to build 700 homes in Las Razas

The Board of Directors of the Port Authority of Seville has approved the urban agreement with the City Council to build 700 homes on Las Razas Avenue in exchange for the land from the April Fair.

The Port Authority of Seville (APS) and the City Council of Seville have sealed an urban agreement that will transform the unused railway layout of the port into 700 new homes. The agreement, approved this Tuesday by the Board of Directors of the APS, includes the swap of the fairground land, owned by the port authority, for development units in the ARI-DBP-08 area of Las Razas Avenue.

The land from the April Fair that is now being ceded is located over the old railway layout of the port, running parallel to Juan Pablo II Avenue. In exchange, the port will obtain building rights on the eastern side of Las Razas Avenue, where initially, since 2006, a zone for Advanced Services was planned. The change of use will allow for the construction of 700 homes, a project aimed at integrating the port with the city.

In addition to the swap, the agreement includes a financial contribution of 2.1 million euros from the APS. This amount will be allocated to local facilities, specifically for the rehabilitation of the 'La Casa de los Estibadores' building to convert it into a civic centre. This measure responds to one of the community demands collected during the participatory process of the Urban Port District Master Plan.

The agreement also guarantees the continuity of current facility uses in the area. The plots occupied by the 'Punta del Verde' Institute, 'Corpus Christi' School, and the Scientific Computing Centre of Andalusia will maintain their activities. To this end, the APS will transfer these plots free of charges to the City Council of Seville.

This agreement represents a step forward in the port-city relationship, a goal that both administrations have pursued for years. The swap of the Fair land, an emblematic space for the city, will allow the port to obtain resources for its investments while the City Council promotes the construction of homes in a strategic area. The details of the agreement will be formalised in the coming weeks, once the administrative processing is completed.

The project for 700 homes on Las Razas Avenue is part of the Specific Modification No. 55 of the General Urban Planning Plan of Seville (PGOU). This urban modification must be definitively approved by the municipal plenary, presumably before the end of the year. Meanwhile, the Port Authority is working on drafting the urbanisation project for the swapped land.
